Carpet, Built-up and Super Built-up Area—Without the Confusion

Understand what each measurement includes before comparing price or usable space.

Carpet, Built-up and Super Built-up Area—Without the Confusion

Area labels can make two homes with the same advertised size feel completely different. The useful question is not only “how many square feet?” but “which square feet are included?”

Carpet area

The net usable floor area inside the apartment, subject to the applicable legal definition.

Built-up area

Carpet area plus wall thickness and certain attached areas, depending on how the seller presents the calculation.

Super built-up area

Built-up area plus a proportionate share of common spaces. This marketing figure is common in multi-unit developments.

What to remember

  • Ask for the area breakup in writing.
  • Compare price on the same area basis.
  • Measure or verify when the difference matters.

Good real-estate decisions begin with clear information, local context and documents that can be verified.
